A home appraisal, or real estate appraisal, is a very important part of restructuring or refinancing any home mortgage. It is a key ingredient in helping to establish a property’s market-value which is a key piece of the bank approving the financing of the home.

Whenever a home or other piece of real estate is being offered as collateral or the security on a loan, the lender is likely to require an appraisal to take place first. The lender, in the event the loan goes sour, doesn’t want to be left with a piece of property that is worth less on the open market than the value of the loan.

When an appraisal is performed, it is done by an appraiser. Appraisers are licensed by the state in which they work and are trained in what to look for in determining the value of the home. One key ingredient is an inspection of sorts of the home itself. This means looking for flaws, unique features, and a variety of other features that make homes more or less valuable than a comparable home.

It is important that individuals considering refinancing or restructuring a mortgage not confuse the competitive market analysis with the actual appraisal. The competitive market analysis, or CMA, is a tool used by a real estate agent to help home sellers determine a reasonable and realistic asking price. This is very different from an appraised value, since the appraisal is much more detailed in terms of what it looks at in the home when placing a number on it. While a CMA is a nice thing to have, the appraisal is the only thing that a lender will consider when deciding whether or not to lend money.
